Don't use the portal — call us

No heat in winter, a burst pipe or flooding, no water, a gas smell, an electrical hazard, a sewage backup, or a door or window that won't secure. If there's a fire, gas leak or immediate danger to anyone, call 911 first, then call us.

Request a repair

Submit non-urgent requests through the Resident Portal. Every request is logged with a date and tracked until it's closed, so nothing gets lost in a phone call. Include photos where you can — it usually means the right trade shows up the first time.

Pay online through the portal as a one-time payment or set up recurring automatic payments. Your payment history and current balance are always visible there, so you have a record without having to ask.

Applying for a rental

Having these ready before you start means we can review your application the same week rather than chasing paperwork.

Identification

Government-issued photo ID for every adult who will be living in the unit and signing the lease.

Proof of income

Recent pay statements, an employment letter, or comparable documentation if you're self-employed, retired or a student.

References

Your current or previous landlord, plus an employment contact. Let them know we may call — it speeds things up considerably.

Pets and vehicles

Tell us up front. Pet policies are set by the owner and, in condominiums, by the corporation's bylaws — the listing says what's permitted.

We screen every applicant the same way: credit, references and employment. Applying does not cost you anything, and we'll tell you either way.

While you're living here

We give at least 24 hours' written notice before entering your unit for a non-emergency reason, as required in Saskatchewan. Periodic inspections are scheduled in advance. If something needs fixing, tell us early — small problems are cheaper and less disruptive than the versions they turn into.

Rent increases require written notice, and the notice period is set by legislation, not by us.

When you move out

Give written notice — check your lease for the required period and send it to us in writing so the date is on record. We'll book a pre-move-out walkthrough so you know exactly what's expected before the final inspection, with no surprises about the deposit.

After you leave we compare the outgoing inspection to your move-in report. Deposits are returned within the timeframe set by legislation, with an itemized explanation of anything withheld.

How quickly will my repair request be handled?

Emergencies are responded to immediately, day or night. Routine requests are triaged and scheduled with a vetted trade — you'll be told what's happening rather than left waiting without word.

Can I paint or make changes to the unit?

Ask first, in writing. Some owners are happy to approve changes; some aren't, and in a condominium the bylaws may decide. Getting written approval protects your deposit.

Who's responsible for snow and lawn care?

It depends on the property and it's written into your lease. In most condominiums it's handled by the corporation; in single-family rentals it's often the resident's responsibility.

I'm having trouble paying rent this month.

Contact us before the due date rather than after. We can't waive rent, but a conversation early gives us far more room to work with than silence does.
