Comparing two quotes
Condominium quotes are harder to compare than rental ones, because the same monthly figure can cover very different amounts of work. The lower number frequently carries per-item charges that arrive later: a fee for each information certificate, an hourly rate for meetings beyond a set count, a percentage on capital projects.
Put both managers on the same terms and ask what a normal year costs in total, not what the monthly fee is.

Is condo management priced per door or as a flat fee?
We quote a flat monthly fee for the corporation rather than a per-door rate, because the workload does not scale evenly with unit count. A twelve-unit building with an active board and a deferred maintenance list can be more work than a forty-unit corporation in good order.
What is included in the monthly fee?
Financial administration and reporting, condo fee collection, accounts payable, reserve fund tracking, common-area maintenance coordination, vendor management, board and AGM support, and bylaw administration. Anything outside the ordinary run of the year — a special assessment, litigation support, a major capital project — is quoted separately so the monthly fee stays predictable.
Does hiring a manager raise condo fees?
It has to be paid for out of the operating budget, so it shows up in the fees. In practice it is usually offset by better procurement on maintenance contracts, fewer emergency call-outs, and collection of arrears that self-managed boards often write off. Ask any manager to show you where the savings come from rather than taking that claim on faith.
Can a self-managed corporation switch mid-year?
Yes. The transition is mostly records, banking authority and vendor handoffs, and the timing does not need to align with a fiscal year or an AGM.
