This is something that is different from client to client. Depending on the client’s preference.  Our Statements are sent out by the 20th of the Month – with funds being Direct Deposited into your account on or about the 25th.

Collection of rents are managed electronically via our online payment portal allowing for instant payment and processing.

This depends on the owner-client preference, typically one year.

The typical security deposit is equal to one month’s rent.

We can typically start managing a property within 5 days of our initial consultation.

We manage single-family residences, apartments buildings, retail, office and/or industrial.

Rental Stats in Saskatchewan

Regina

Regina’s rental market has tightened significantly, with the overall vacancy rate dropping to 1.4%, the lowest since 2013. This decline was especially notable for newer units and those located in the Northwest and University areas, where competition for rental properties has become fierce. As a result, average rents across all unit types increased by 7.9%, marking the largest jump since 2009. Despite this rise, renting in Regina remains more affordable compared to other markets in the region.

The drop in vacancy rates was observed across various bedroom types and most local municipalities, with rental units near the University showing the sharpest decline, falling to just 0.3% from 1.4% in October 2022. The influx of international migrants, a key factor in Regina’s population growth, has driven higher demand for rentals. Additionally, Regina saw accelerated full-time employment growth in 2023, coupled with rising average weekly earnings, leading to a preference for newer rental units that boast low vacancy rates and relatively higher rents.

Saskatoon

In 2023, Saskatoon experienced strong economic growth driven by increases in employment, population, and investment, which in turn fueled a surge in rental demand. However, the supply of rental units couldn’t keep pace with this demand, leading to a significant drop in the vacancy rate to just 2%. The city’s rental market saw the highest turnover rate among Prairie CMAs, at 36.5%, marking an increase of about 3 percentage points from the previous year. Average rent growth for two-bedroom units in Saskatoon matched the pace of other areas in Western Canada, but the availability of affordable housing for low-income families remained scarce, with only 5% of rental units accessible to families in the lowest income bracket.

The tightening of Saskatoon’s rental market was most pronounced in the North, Northeast, and Southeast zones, where vacancy rates fell below 1%. Despite these regions recording the lowest vacancy rates, the highest rent growth, at 14.6%, was observed in the West zone. Several key economic factors contributed to the heightened demand in 2023, including increased full-time employment in high-paying industries such as professional, scientific, and technical services, wage growth across most sectors, major regional investments like Phase 2 of BHP’s Jansen potash project, and steady population growth from international migration, which helped offset negative interprovincial migration. As these factors bolstered Saskatoon’s economic growth, the pressure on the rental market intensified, driving up rents and reducing vacancies.
